HARWIN SPIRAL

The evolution of office space design can be seen as a microcosm of the whole world’s modern civilization. In the 19th century, the American “account room” is considered to be the prototype of office space. People were more or less alienated as screws and machines on the production line. The principle of efficiency and Taylorism were deployed to the extreme, but in the meantime, users’ personality, multiple values and humanistic thoughts were never faded away. Those sparkles are driving the office space design to the humanistic track.



Around a third of our day is spent in the office space, convenient and highly valuable office environment contributes to higher productivity as well as mental and physical health. Besides efficiency, future office space dedicates to encourage users’ personality, respond to contemporary social issues, and create a place for users to interact and enjoy themselves while working physically and mentally. 

 

The site is located in the northwest of Zhaoyuan City, Shandong Province, surrounded by the residential and commercial mixed-use projects of Hawin I-IV phases. Attached to the cross street in the west and the soul axis of development phases in the east, the northwest side becomes an iconic corner, while the east side has the potential to interact with the central axis. As a mixed-use office space accommodating both Hawin headquarter and other offices, the traditional east-west or top-bottom volume division ways cannot get benefits of views from both directions. Thus the spiraling Hawin volume is regarded as the best choice: shaping the street corner, taking use the view of the commercial street and the central axis, and becoming a visual landmark.

 

The main entrance is located at the northwest corner, presenting an open posture to the public. The secondary entrance is located on the south side with a terrace negotiating with the height difference. Entering the foyer, the cascading spaces of Hawin come into view. Multi-functional steps connect upward with the cafe, as a seat for visitors to rest on weekdays as well as a venue space for lectures, concerts, annual corporate meetings and new product launches. The second floor is the starting level of Hawin spiral office space. From this level on, each floor accommodates both Hawin and external leasing users. The elevator lobbies are gated on both sides, allowing two groups of users to enter separately without disturbing the other. The linear core area becomes a service belt, accomodating restrooms, kitchens, meeting rooms, lounges and other auxiliary uses.

 

Within the spiraling office areas, different office types are provided. The middle floors form a small scale cozy environment, with break-out book corners and discussion spaces. Lager office spaces accommodate group work with meeting infrastructure. On the 4th and top floors, the spaces extend outward to the terrace, reaching the both views of commercial street and central axis. The terraces can be used as a supplement to the indoor office space as well as event holders, for employers’ birthday parties, annual meetings, etc. Except for the views, terraces also contribute the lighter and open image of the building.

 

Considering the future function changes, the adaptability of uses can be easily achieved. Plans can be transformed to apartment uses, small art gallery, art schools, etc.
